It is the innkeepers’ objective to ensure that guests have the best possible stay at the Lang House on Main Street, a Vermont family inn. Lang House is an ideal location to call home during family vacations, romantic getaways, and business travel that brings you to Burlington, Vermont. In order to enhance good guest communication and understanding of our policies, potential guests should review our reservation and inn policies. Room Rates: Our room rates are based on single or double occupancy. A full breakfast is served each morning to guests and it is included in the room rate. When more than two individuals occupy a room (not applicable for children under 13 years old) we charge an additional person charge of $20/person plus tax.
Reservations: If you wish to make a reservation you may do so by telephone or via the inn’s online booking engine. There are no added fees for guests who choose to make their reservation via our booking engine. Please note that we are unable to hold a room without a firm commitment from the guest.
Deposit: When a reservation is made, an advance deposit via credit card is taken equal to one night’s charges (i.e., the quoted room rate and 11% rooms and meals taxes). The advance deposit is applied to the room charges. For example: If a guest stays three nights, we take an advance deposit equal to one night’s charges as noted above. Upon check out the guest pays for the remaining two nights’ charges as well as any other expenses incurred while staying at the inn.
Cancellation Policy: As indicated, a deposit of one night's lodging plus taxes is required to guarantee your reservation. A deposit is refundable if a reservation is cancelled 14 days prior to the guest’s scheduled arrival date. Cancellations are subject to a 10% cancellation fee to help defray our credit card processing fees.
Cancellations made 13 days or less before the reservation arrival date could result in forfeiture of the deposit unless we are able to replace the entire reservation. Frequently advance deposits are carried over and applied to a future reservation. There are some dates when the cancellation deadline may increase to 30 days prior to the scheduled arrival date. Please check with us if you are unclear about our deposit terms.
If a guest shortens a reserved stay after arrival at the Lang House, the guest will be responsible for any room nights that we are unable to replace.
There will be no deposit refunds for weather-related cancellations. Neither the guest nor the innkeeper can predict unfortunate weather conditions. For this reason we have developed a weather-related policy that provides flexibility to guests during the winter months. Guests may choose one of the following options: (1) In anticipation of a storm, a guest may check into the Lang House a day before the scheduled arrival date (based on availability), at no additional charge to the guest; or (2) A guest may request a gift certificate for the amount equal to the deposit to be used within 30 days of their original reservation date (based again on availability).
Minimum Stays During Summer Months: A two-night-minimum reservation is required on all weekends from June 1st through October 31st as well as for other National holiday weekends and some special events.
Late Arriving Guests and Inn Hours: The Lang House begins receiving telephone calls at 8:00 a.m. The inn is staffed from 8:00 a.m. until 10:00 p.m. during the high-occupancy season (June-October) and until 9:00 p.m. the rest of the year. Guests who anticipate arriving after the inn is closed and locked for the night should inform the reservation staff member at the time the reservation is made. We have a way to ensure that late arriving guests are able to gain access to the inn and find their guest bedroom.
Dietary Requirements: If you have significant dietary restrictions (e.g., allergies, vegetarian/vegan preferences, etc.), please let us know as soon as possible so that we can accommodate your needs.

Beer and Wine: The Lang House has a beer and wine liquor license. By law, guests are not permitted to bring to the inn their own beer and wine. We carry a number of white, red and sparkling wines as well as local Vermont beers.
New Guest Amenity: We have an online concierge where guests can order in advance of their arrival such amenities as wine, flowers, chocolates, breakfast in bed.
Non-Smoking Inn: The Lang House is a smoke-free inn. Guests who smoke in their rooms or in any other interior space on the property will be assessed a clean-up charge (minimum fee of $100).
Children: Our philosophy is that we want our guests to feel as though our house is an extension of your house. We happily accommodate children. To date our minor guests have been a delight and we appreciate well-behaved children!
Pet Policy: We are not able to permit guests’ pets at the inn. A clean-up charge is assessed for those guests who ignore this policy.
